New Year 2026

A New Year arrives again in Dupont Circle, full of hope for 2026. It’s also time to look back on the 2025 real estate market for our beloved community. It was a year of outstanding momentum capped by a very strong December. All indicators suggest a robust spring ahead, particularly if homes are strategically positioned and promoted.

On whole, there were 89 home sales in 2025, not counting condos. This was a significant uptick from the 53 sales in Dupont Circle in 2024. The average closing price in 2025 was $1,929,985 and the average days on market was 58. This data tells us that prices remain stable and consistent, and that the appetite is even stronger than it was before. Our neighborhood remains a perennially popular place to live, a welcoming community with some of the loveliest homes in the District.

There were plenty of sales highlights throughout the year in Dupont Circle, including a $3,925,000 closing for a five-bedroom stone mansion on S Street, a $3,775,000 sale for a beautifully renovated Queen Anne-style residence on Riggs Place, and a unique former church landmark that listed for $5,000,000 before being bid up to $5,260,000 (105.2 percent of asking).
